Guaranteed loan limits are adjusted annually for inflation — $2,343,000 for FY2026. Limits above reflect current law as of October 5, 2026; proposed increases are applied only when the toggle above is on.

How to Use This Calculator

Select your FSA loan program first — the official October 2026 rate for that program fills in automatically, and you can change it. Enter the loan amount and term in years, then click Calculate. The Limit Check row tells you whether your amount and term fit the program's statutory caps; if they don't, the Guaranteed Comparison row shows the alternative monthly payment. Use the Metric/Imperial toggle to switch unit systems.

About This Tool

The FSA Farm Loan Calculator helps farmers, agronomists, and agricultural students answer three questions at once: which FSA program fits the need, whether the requested amount is within the 2026 limits, and what the monthly payment will be. This tool uses the standard amortizing-loan formula with FSA-published rates and limits. Results are for planning only — final approval and terms are set by your local FSA office.

Applicability: U.S. farm borrowers applying through USDA Farm Service Agency loan programs.

How the Calculation Works

Monthly payment uses the standard amortizing-loan formula: PMT = P × r × (1+r)n / ((1+r)n − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12) and n is the number of monthly payments (years × 12). Total repayment = PMT × n; total interest = total repayment − P. FSA interest rates are reset monthly; this page presets the rates announced October 1, 2026. Program limits come from the USDA 2026 Explanatory Notes and the FSA Farm Loan Overview Fact Sheet, linked below.

Real-World Example

A $300,000 Direct Operating loan at 5.375% for 7 years (84 monthly payments). Monthly rate = 5.375% ÷ 12 = 0.4479167% (0.00447917). (1.00447917)84 = 1.45558789. Monthly payment = 300,000 × 0.00447917 × 1.45558789 ÷ 0.45558789 = $4,293.24. Total repayment = 84 × $4,293.24 = $360,631.81; total interest = $60,631.81. The $300,000 amount is within the $400,000 Direct Operating limit, and 7 years is the program's maximum term — enter these exact values above to reproduce the result.

Common Mistakes & Tips

Common mistakes: using the Direct Operating rate for a Guaranteed loan (guaranteed rates are negotiated with the lender — always enter your quoted rate), ignoring the term limit (Direct Operating maxes out at 7 years even if the amount fits), treating proposed congressional limits as current law (they are not — keep the toggle off unless you are scenario-planning), and forgetting that Emergency loan amounts vary by disaster designation with no fixed cap. Tip: if your amount exceeds a direct-program cap, the Guaranteed Comparison row shows the alternative — often the fastest path to full funding.

Frequently Asked Questions

What is the difference between Direct and Guaranteed FSA loans?

With Direct loans, FSA is your lender: rates are set monthly by FSA (for example 5.375% for Direct Operating in October 2026), but limits are lower — $400,000 for Operating and $600,000 for Ownership. With Guaranteed loans, a commercial bank lends and FSA guarantees up to 90–95% of the loan; the interest rate is negotiated between you and the lender, and the FY2026 cap is much higher at $2,343,000.

What are the 2026 FSA loan limits?

Direct Operating: $400,000 (1–7 years). Direct Ownership: $600,000 (up to 40 years). Guaranteed: $2,343,000 for FY2026, adjusted annually for inflation. Microloan: $50,000 (priced at the Direct Operating rate). Emergency: no fixed cap — amounts depend on the disaster designation. Congressional proposals to raise these limits were not law as of October 5, 2026; the calculator keeps them behind the proposal toggle for reference only.

How often are FSA interest rates updated?

FSA resets interest rates monthly. This calculator presets the rates announced October 1, 2026: Direct Operating 5.375%, Direct Ownership 6.250%, Joint Financing 4.250%, Down Payment 2.250%, Emergency 3.750%. Guaranteed loan rates are negotiated with the lender, so no preset is given — enter your quoted rate instead.

What benefits do beginning farmers get?

Beginning farmers can use the FSA Down Payment loan: 5% cash down, FSA finances 45% of the purchase price (up to $300,150) over 20 years at the Direct Ownership rate minus 4 percentage points (floor 1.5%). They also receive extra federal crop-insurance premium subsidies during their first 10 crop years. Tick the beginning-farmer box in the form for a reminder in your results.

When will the proposed higher limits take effect?

The higher figures — Direct FO $850,000, Direct OL $750,000, Guaranteed FO $3.5M / OL $3M, Microloan $100,000 — come from House-passed 2026 farm-bill text and were proposals, not law, as of October 5, 2026. Turn on the proposal toggle above to preview them for reference only, and confirm current limits with your local FSA office before applying.
